Greenville County, SC – Innovative Hospitality and Development (IHD) has announced a series of redevelopment projects aimed at revitalizing neighborhoods and boosting local economies across Greenville County. The firm, established by Brian Beal in 2021, has positioned itself at the forefront of transforming historic sites into vibrant community hubs.
The flagship initiative, The Mill at Fountain Inn, has repurposed three historic flour mills into a lively gathering place. Officially opened in 2024, The Mill features a diverse food hall, a brewery, a pizza kitchen, and an outdoor green space, fostering community engagement and enhancing local tourism.
In downtown Greer, IHD is set to unveil Trade Street Social in May 2025. This new entertainment venue encompasses 6,000 square feet in a building renovated by IHD, which was purchased in 2023. The project, with a total renovation cost of approximately $3 million, will include a full-service restaurant and bar, golf simulators, and comfortable lounge seating, promising to enhance the nightlife options in Greer.
The ongoing enhancements extend to Fountain Inn, where IHD has acquired an old gas station property at 101 S. Main St. Plans are underway to construct a new commercial building on this site, set to house several tenants by early 2026, further diversifying the local business landscape.
In Woodruff, IHD is also promising a renovation of the historic building at 107 S. Main St., which dates back to 1880. The innovative food and beverage concept will feature a rooftop patio, blending history with modern dining experiences.
Further down the line, IHD has ambitious plans for a large mixed-use development at the former Kitson Mill site in Greenwood. This project aims to provide approximately 300 apartment units alongside retail spaces, contributing to the area’s housing and economic growth.
In Edgefield, a historical hotel dating back to 1813 is set for a massive restoration, with an estimated investment of $10 million. This endeavor will transform the structure into a 25-room boutique hotel, complete with various amenities, enriching the hospitality offerings in the area.
IHD has also partnered with Clarendon Properties to develop the first hotel in downtown Fountain Inn, specifically a Springhill Suites by Marriott, which closed in August 2023. The new hotel is expected to attract visitors and improve accommodations in the growing community.
Underlining its commitment to community engagement, IHD has consulted with local city and community leaders to identify the needs of the rapidly growing downtown areas. The company’s plans for future projects aim to cater to the evolving demands of residents and visitors alike.
Since its inception, IHD has built a strong project pipeline that not only encompasses multiple ventures in Greenville County but also aims to expand its reach beyond the immediate area. The strategic focus on historic revitalization and contemporary development reflects the company’s dedication to fostering community connections and enhancing local economies.
With Brian Beal at the helm, Innovative Hospitality and Development continues to lead transformative projects throughout the Upstate, ensuring that the region remains vibrant and economically accessible for years to come.
